Record-Breaking €39.3 Million Property Sale Leads Cyprus Real Estate Boom in 2024

Last year, a residential complex in the western suburb of Polemidia in Limassol was sold for €39.3 million, marking the most significant property transaction of 2024, as revealed by a recent market analysis. This analytics platform focused on real estate transactions and discovered that the ten most valuable sales in 2024 reached a total of €210.1 million. Out of these, eight were located in Limassol, amounting to €176.8 million, while the remaining two took place in Nicosia and Paphos.

The total worth of the top 50 property transactions in 2024 amounted to €386.2 million, with 51.7% coming from the top ten most expensive properties, all based in Limassol. Nicosia and Paphos followed, contributing 17.5% and 16.3%, respectively.

Focusing on districts, the top ten property sales in Limassol reached €199.7 million, followed by Nicosia at €67.8 million, Paphos at €62.8 million, Larnaca at €37.8 million, and the Famagusta district at €18.1 million.

“2024 was marked by a dynamic surge in the real estate market in Cyprus, with high-value deals seeing an increase of 35% compared to 2023,” commented Pavlos Loizou, CEO of the analytics firm. Limassol, Nicosia, and Paphos drove this momentum, even as Larnaca and Famagusta experienced slower growth.

Loizou pointed out that there were significant office space transactions totaling €88.2 million, accounting for 42% of the top 10 deals, emphasizing a strong demand for commercial properties.

“The prevalence of expansive residential and commercial projects indicates that, despite economic fluctuations, high-value properties continue to attract attention. As 2025 progresses, current trends indicate that investors and developers are concentrating on strategic locations and property types with long-term potential,” added Loizou.

In December 2024, further analysis revealed the most expensive property transactions of the month. Limassol again led with six sales, followed by Nicosia and Larnaca with two each. The cumulative value of December’s top ten transactions reached €58 million, the highest being an office property in Agioi Omologites, Nicosia, priced at €19 million. The 50 highest-value transactions in December collectively surpassed €90.8 million.
